Strategically positioned west of Muscat, YAMAL is directly integrated with Al Naseem Heritage & Recreational Park. The project covers approximately 215,000 m², ensuring strong connectivity and access to key urban and leisure landmarks.

The development is designed as a luxury mixed-use coastal community featuring a beachfront luxury hotel, branded hotel, serviced apartments, and over 6,220 residential units, including villas, beach cabins, and apartments. Nearly 50% of the site is dedicated to green landscapes, water features, and open beach areas, while the built-up footprint does not exceed 15%, ensuring a spacious, sustainable, and visually harmonious environment.
